Bookings
How can I make a reservation?
To make a reservation, please use our booking system. When making a reservation, you must pay a deposit of 30% of the total amount via bank transfer. The remaining 70% must be received by us no later than 6 weeks before arrival. If we do not receive the deposit or payment on time, we may cancel the reservation; in that case, the deposit already paid will be retained as a cancellation fee. Cleaning costs are included in the price.

What is the cancellation policy?
If you cancel up to 6 weeks before arrival, you will be charged 30% of the total amount (the deposit). If you cancel within 6 weeks prior to arrival, you will be charged 100% of the total amount. Cancellations must be made in writing (via email); the date we receive your cancellation will be considered the cancellation date.
Can I modify my reservation?
It is advisable to contact us to inquire whether it is possible to make changes to your reservation.
By directly contacting us through the contact form, you can discuss the changes you'd like to make, such as altering the rental dates, duration of stay, or number of guests. The host can inform you about the availability of the desired changes and any associated costs or conditions.
It is important to request changes as early as possible so that the landlord has sufficient time to respond and make any necessary arrangements. Please note that changes may be subject to availability.
Arrival & Stay
What time can I check in at the villa?
The standard check-in time is from 4:00 PM. We need this time to thoroughly clean the villa after the previous guests depart and ensure it is in perfect condition for your stay.
What type of groups is the villa intended for?
Our villa is primarily intended for family rentals and quiet groups. The property is not rented to groups of young people, student or friend groups, and/or for parties, bachelor/bachelorette parties, or similar gatherings. For bookings that do not align with the stated type of group, we reserve the right to cancel the reservation or terminate the stay immediately without the right to a refund.
Are there any other important house rules?
Smoking is not allowed in the villa, and pets are only permitted if explicitly agreed upon in advance. The maximum number of persons allowed to stay in the villa must not be exceeded; in case of violation, we reserve the right to terminate the reservation immediately without refund. The use of the villa must always be in accordance with its residential/recreational purpose and the tranquility of the surroundings.
What about cleaning, sheets, and towels?
The final cleaning is taken care of by us; however, you are requested to leave the villa broom-clean, with clean dishes, and to remove any trash. Bed linen, towels, and bath towels are standardly provided and included at no extra charge during your stay. Basic amenities such as shampoo and soap are also available in the bathrooms. Upon request, and if arranged in advance, we can schedule an extra interim cleaning for you; this will be charged separately.
Payments
How does the security deposit and damage claim process work?
Upon arrival at the villa, a security deposit will be reserved on your credit card via a credit card machine. This amount will not be charged directly, but will be temporarily blocked as security for any damages or additional costs. If no damages or additional costs are found upon departure, the reservation will be released within 14 days. days after your departure will be fully refunded. In case of damage or additional costs, we reserve the right to withhold (part of) the deposit and to inform you in writing.
What payment methods do you accept?
It is possible to make secure payments via bank transfer with iDEAL and credit cards.
Which currencies do you accept?
We only accept payments in euros.
What about cleaning, sheets, and towels?

Emergencies & Outages
What should I do in case of a medical emergency or fire?
In case of acute, life-threatening emergencies, call the emergency number immediately. 112
What if something gets damaged accidentally in the villa?
Accidents can happen, of course (a broken glass, a stain on the sofa, or damage to an appliance). We kindly request that you report any damage directly to us or the manager, and not wait until check-out. This way, we can arrange for replacement or repair in a timely manner, ensuring that the next guests also have a flawless stay.
What should I do in extreme weather conditions?
In case of a severe storm or extreme rainfall warning, we ask you to:
All sunshades and umbrellas to be immediately folded and secured.
Store lightweight outdoor furniture or cushions indoors or under a cover.
Close windows and sliding doors completely to prevent water damage.
