Reservation and payment:<\/strong>
\na. The reservation of the villa is confirmed as soon as the tenant has paid a deposit of 30% of the total amount by bank transfer within 14 days of the booking date.
\nb. The remaining 70% must be received by the landlord no later than 8 weeks before the arrival date. If this amount is not received on time, the reservation lapses automatically and the deposit remains payable in full as cancellation costs, regardless of the cancellation periods below.
\nc. If the booking is made less than 8 weeks before the arrival date, the full amount is due immediately upon booking.
\nd. The total price includes final cleaning; on cancellation, the part for the final cleaning is always refunded in full, because the cleaning then does not take place.<\/p>\n

Cancellation:<\/strong>
\na. Guests can cancel their reservation free of charge and receive a full refund if they do so at least 8 weeks before the planned arrival date.
\nb. For cancellations less than 8 and at least 4 weeks before the arrival date, the guest receives a refund of 50% of the rental price; the cleaning fee is refunded in full.
\nc. For cancellations less than 4 weeks before the arrival date, or in the event of a no-show, the rental price is not refunded; the cleaning fee is, however, refunded in full.
\nd. If a guest cancels within 48 hours of making the booking, they will receive a full refund, provided the booking was made at least 14 days before the arrival date.
\ne. If the landlord manages to re-let the cancelled period, the guest is refunded the rental income for that period, up to the amount the guest would otherwise lose, less \u20ac 150 administration costs.
\nf. Cancellation is only possible in writing by email to info@privatehomecollection.eu; the moment the landlord receives the cancellation counts as the moment of cancellation. Refunds are made within 14 days via the same payment method.
\ng. These cancellation periods (a to e) apply to cancellations by the guest. If the remaining amount is not paid on time as referred to under “Reservation and payment”, the deposit always remains payable in full, regardless of the periods above.
\nh. The landlord recommends that the guest takes out cancellation insurance. For bookings made before 21 October 2026, the cancellation periods that applied at that time remain in force.<\/p>\n

Arrival and departure:<\/strong>
\na. Upon arrival, a security deposit is reserved on the tenant\u2019s credit card via a card terminal (pre-authorization, no debit): \u20ac3,500 for Villa La Palma, \u20ac500 for Casa Verde and \u20ac1,000 for the other villas. If no damage or additional costs are identified upon departure, the deposit will be fully released within 14 days after departure. In the event of damage or additional costs, the landlord reserves the right to retain (part of) the deposit.*\u00b9
\nb. Check-in can be made from 17:00, and check-out no later than 10:00. Earlier check-in or later check-out is only possible after prior written agreement, subject to availability, and may incur additional costs.
\nc. Guest registration is mandatory by law in Spain: all guests aged 14 and over must be registered within 24 hours of arrival. The landlord sends a registration link for this before the stay.<\/p>\n

Use of the villa:<\/strong>
\na. The villa may only be used for vacation or recreational purposes, unless otherwise agreed in writing with the landlord.
\nb. It is prohibited to use the villa for illegal activities, cause disturbances, or disrupt the peace of the surrounding area.
\nc. The villas are rented to families; Villa La Palma also to groups of friends, Casa Calablanca only to families and couples. We do not rent to groups of young people or students, nor for parties, stag or hen parties or similar gatherings.<\/p>\n

Responsibilities of the tenant:<\/strong>
\na. The tenant is responsible for the villa and its inventory during the rental period and will treat them with care.
\nb. Any damage to the villa or inventory must be reported to the landlord immediately.<\/p>\n

Responsibilities of the landlord:<\/strong>
\na. The landlord will ensure that the villa is in good condition and meets the required safety standards.
\nb. The landlord is not liable for any inconveniences, disruptions, or disturbances caused by third parties, such as public utilities or construction work in the surrounding area.<\/p>\n

Liability:<\/strong>
\na. The landlord is not liable for personal injury, theft, or damage to the tenant's property during the stay at the villa.
\nb. The tenant is advised to take out appropriate travel insurance that covers such eventualities.<\/p>\n

Disputes:<\/strong>
\na. Any disputes between the landlord and the tenant regarding these terms and conditions or the rental agreement will primarily be resolved through negotiations and good faith.
\nb. If a dispute cannot be resolved amicably, it will be submitted to the competent courts of the jurisdiction in which the villa is located.<\/p>\n

Applicable law:<\/strong>
\na. These terms and conditions and the rental agreement are governed by the laws of Spain.
\nb. In case of any discrepancy between the Dutch or English translation of these terms and conditions and the original Spanish version, the Spanish version will be considered authoritative.<\/p>\n

Other provisions:<\/strong>
\na. Any changes or additions to these terms and conditions must be agreed upon in writing between the landlord and the tenant.
\nb. If any provision of these terms and conditions is declared invalid or unenforceable, the remaining provisions will remain in full force and effect.<\/p>\n

By signing the rental agreement, the tenant agrees to these terms and conditions and the obligations and provisions contained therein regarding the rental of the villa in Spain.<\/p>\n
